Real Estate Investing During Poor Economic Times

First let's establish a few ground rules for this article.

1) The market has had a down turn before and people still made money.

2) Not every deal will fall into a cookie cutter format.

3) Not every tactic or idea works in the same in every part of the country. ALWAYS check local laws pertaining to real estate transactions.

Ok..now that we understand the rules...lets move forward.

So the market has taken a big drop this doesn't mean that you, as a real estate investor/professional, are out of luck. It only means you need to add new tricks and tools to your tool box. (Be warned I use "tool box" a lot.)

Marketing/locating property

Besides the normal channels of real estate agents and brokers (still the best way to find good investments in my opinion) you have a vast amount or resources at your fingertip with the Internet.

You can join website communities for investors, follow blogs, get in on group discussion etc. You can even start your own website for investors and network. All of these things can lead to new and interesting deals.

Several of my investments have come to me via a web community of some sort. I also have gotten countless tips from other investors on investments and financing issues. Do not over look the value of belonging to an "investor community website."

I honestly feel that in the upcoming years the majority of investing will shift to being web related. Not just in finding investment projects but in doing the research for them as well as the funding process and the majority of the marketing/exit strategy as well.

Finance

Right now we are hearing everyday about how the current market and credit crunch is making getting loans harder for everyone. This is currently a fact. No way around it. The loan process has changed. So what options are left?? The answer is several.

Owner financing. Lease options. Assumable loans.

The above mentioned may well become the big trends in the next couple of years. I am waiting to see how the lenders change the loan guidelines in the next few months to "re introduce" the assumable loan. We are already seeing a HUGE trend in short sales. ( 10 years ago short sales were a lot harder to find, now it seems like every other distressed listing is a short sale in some cities.)

Do not let the current market conditions scare you in to sitting this investment period out. To the contrary use it to inspire you. Take the time to do the research on finance options look into building a LLC perhaps. Find out about buying real estate with your IRA. Etc, etc.

Buy books. Read investment strategies of the big names in investing. Use the time to educate yourself and above all be creative.

Property investment in Costa Rica is a great thought; however, certain precautionary measures have to be borne in mind in order to avoid getting the raw side of the deal. The most important aspect is to understand and accept the fact that the Costa Rican real estate is a two tiered market. The Costa Ricans quote different prices for the same property to the "ticos" (natives) and the "gringos" (foreigners). Most of the ticos have an assumption that the gringos are all very rich people and hence they tend to quote a price nearly twice the price quoted to a tico. Hence, you need to negotiate well with the ticos to ensure you get a good price for the property.

For many people who go there, the social culture of Costa Rica will come as a rude shock, especially to the Americans. Costa Ricans do not value time as much as Americans. So, expecting people to be punctual and efficient in their work is like asking too much. The people in Costa Rica are very laid back and casual in their approach to various tasks.

Costa Rica property investment is lucrative; however, the person who needs to invest in property in this country must be well versed with the local laws of this country. This emerging market depends on popularity. Just like any other market, when a person sees that it is working and they are receiving money from the electric company, it will happen. However, there has to be people willing to step up to the plate and try it. Once the popularity of these solar products begins to soar, there will be a mad dash to get in on this emerging market. Then there will be things built in a hurry with less preparation and detail. In this market details and tweaks to make the system better are imperative.

Selling information online is becoming an emerging market, because there is no commute to and from work. There is no fuel costs spent, and therefore the fuel supply will be reserved. This is one big circle if a person looks at why things happen in a hypothetical scientific way. Most people have worked at an occupation for twenty years or more, are not apt to roll with these modern changes easily which is completely expected. However, these changes are happening regardless of who wants them to happen.
